All pest control work we carry out is guaranteed for 12 months from the date of completion.

If, during that time, any rat activity is spotted we will return to fix the problem free of charge. We use motion cameras with night vision that can prove the problem has been resolved.

Pest Proof London’s system and processed are completely different to other companies. We understand the points of access and use tried and tested methods to halt any access to the property.

Our guaranteed process is the only sustainable answer to the inevitable increase of rats within domestic areas.

What’s Covered

• If you see a rodent inside the living areas of your property, or find droppings or other clear physical evidence, we’ll come back and treat the issue free of charge within 12 months of the completed works.
• If needed, we’ll make multiple return visits during this guarantee period.
• We aim to return within 7–10 working days of your request.

What’s Not Covered

• Noises, smells, or other non-physical signs (these can be misleading and don’t count as evidence).
• Any damage caused by rodents (e.g. to wiring, insulation, pipes, furniture, or structure).
• Rodent activity in subfloors, lofts, garages, sheds, or outside areas, unless included in your service agreement.
• Pests other than rats or mice.

What to Expect

• It’s normal to hear noises or disruption for 3–5 weeks after treatment as rodents leave the property. This doesn’t mean treatment has failed.
• Please inspect our work after completion and let us know straight away if you have any concerns.

Your Role

• Help us help you by keeping the property clean, storing food properly, and preventing new entry points.
• Give us access to your property when follow-up visits are needed.
